44,000 +/- square foot neighborhood retail center

Innovative project both in concept and design, Davis Commons features restaurants, a bookstore and other buildings clustered around a one-acre semi-circular park

Received AIA Citation Award in 1998 and was highlighted in Harward Design Magazine.

Recognized nationally as a model of smart development for the 21st Century

Located as the gateway to downtown the project design and tenancy fits perfectly with the university setting and anti-development nature of Davis

Worked with lender to structure 10 year floating rate debt (5-year interest rate reset) with interest rate cap to take advantage of low interest rates while protecting borrower’s downside in case of a rising rate environment.  10 year commitment mitigates some risk of any tenancy shake-ups

Very low vacancies, strong demographics, and a mix of local and semi-local sponsorship allowed for the creative deal structure to maximize interest rate benefit
